How Much Does a Smart Home Cost in Malaysia? (Condo vs Landed, 2026)

Smart home living room in a Malaysian home

“How much for a smart home?” has no single answer, because a smart home is not one product. It is a door lock, lighting, switches, curtains and maybe cameras, added in the order that makes sense for you. The good news: you do not need to do everything at once, and you should not pay for features you will never use. Here is how the costs actually add up in Malaysia, with real prices from our current range.

The four building blocks

1. Smart lock (usually the first step)

The most-used smart device in any home. Installed prices from RM899 (D1 BLE) to RM2,599 (S50 with palm vein and face ID). Grille locks from RM1,499. See our digital lock price guide.

2. Smart lighting

Lighting changes how a home feels more than anything else. Typical item prices:

  • Smart anti-glare spotlight 10W: RM99 each
  • Smart magnetic track light heads (spotlight, grille, flood): RM119 each
  • 10-metre CCT LED strip: RM229, plus a smart strip module from RM49

Light fittings are priced without installation. Magnetic tracks and their power supplies are quoted together with installation as part of a lighting plan, because the layout depends on your ceiling.

3. Smart switches and controls

  • Smart switches with neutral: from RM119 per gang plate
  • Wireless scene controllers: from RM99 (stick anywhere, no wiring)
  • Wall touch panels: 4-inch RM790, 8-inch RM2,090, 10-inch RM2,690

4. Curtains, security and entertainment

Motorised curtain tracks are priced by length (a 3.2 m track starts at RM540 before the motor), indoor cameras from RM129 and magnetic track speakers from RM399. These are usually phase two.

Worked example 1: condo starter (about RM2,500)

Item Qty RM
D1 BLE smart lock, installed 1 899
Smart anti-glare spotlight 10W (living and dining) 10 990
Smart switch with neutral, 1-gang 4 476
Bluetooth wireless gateway (for app control away from home) 1 79
Total before lighting installation 2,444

This gets you keyless entry, dimmable and colour-tunable lighting with scenes, and control from your phone.

Worked example 2: condo, design-led (about RM5,200, plus track installation)

Item Qty RM
S50 smart lock (palm vein, face ID), installed 1 2,599
Ultra-slim magnetic spotlights (track and power supply quoted with installation) 6 714
10 m CCT LED strip + smart module (cove lighting) 1 278
Smart switch with neutral, 1-gang 6 714
4-inch smart wall panel 1 790
Bluetooth wireless gateway 1 79
Total before lighting installation 5,174

Landed homes: what changes

A terrace or semi-D usually adds a grille or gate lock (from RM1,199), more rooms of lighting, staircase lighting and outdoor cameras. Because the budget scales with the floor plan, we quote landed homes room by room. Bring your floor plan to the showroom and we will price it with you; see the smart home solutions page for what each room can do.

Five ways to avoid paying twice

  1. Plan wiring before renovation. Neutral wires at switch points and power for track lighting are cheap during renovation and expensive after.
  2. Pick one system. Mixing brands means mixing apps that do not talk to each other.
  3. Choose a system that works offline. Cloud-only devices stop responding when the internet or the brand’s server goes down. Avant Guard runs on LOCAMESH™, an offline Bluetooth mesh with no hub and no cloud dependency, so lights, locks and curtains keep working locally.
  4. Start with the lock and living room. They deliver the most daily value. Add bedrooms, curtains and cameras later on the same system.
  5. Get a written room-by-room quote that lists every device, so you can phase it.

Frequently asked questions

How much does a smart home cost in Malaysia?

A condo starter setup with a smart lock, smart spotlights and switches costs about RM2,500. A design-led condo setup with a flagship lock, magnetic track lighting and a wall panel is about RM5,200 plus track installation. Landed homes are quoted room by room.

Can I make my home smart in stages?

Yes. Most owners start with the smart lock and living room lighting, then add bedrooms, curtains and security later on the same system.

Do I need to rewire my house for a smart home?

Not necessarily. Many devices are wireless. Smart wall switches need a neutral wire at the switch point, which is easiest to add during renovation.

Does a smart home stop working when the internet is down?

Cloud-only systems can. Avant Guard runs on LOCAMESH™, an offline Bluetooth mesh, so locks, lights and curtains keep working locally without internet.
